8. Posting Guidelines

1. Help us maintain a high-quality, effective and trusted site. Please read and follow our posting guidelines. Failure to adhere to our guidelines will result in ad removal and/or account suspension.


2. United States Only, Site and Category Appropriate: Please take a good look at our main and sub-categories before posting. We probably have a specific and appropriate category for you. We're a niche site, but we're the most comprehensive classifieds on the Web within our niche. Also, all categories have an "Other" category. This means, other, but only where it relates to a specific category. All listings on REI must be site and category related.
   
   International companies, which serve the United States with REI-related products or services, may place listings, only if the company has a US office and US contact information. Posting of real property, which is located outside the United States, is not permitted.


3. 5 Unique Listings per User: Only one ad of the same or inherently similar content is permitted on the site at any given time. All listings are shown at the national level, which is the default level of our Home Page. So, there is no need to post the same ad in multiple regions.
   
   Unlimited Property Ads: If you wish to post inventory of more than 5 properties, please Contact Us. We'll fix you up by placing you in a special "Unlimited Properties" user group (free). Please adhere to the "Investor Interest Only" guideline described below.


4. Investor Interest Only: All properties posted for sale, whether by investor, FSBO or listing agent, shall be of investor interest only. Investor interest may include equity, income, and/or development value. REI has full discretion and will remove listings deemed inappropriate.
   
   Consumer interest exceptions: REI offers a "For Rent" category primarily for investors to market their rental properties. Also, the "Purchase Options" category will be of interest, not only to investors, but to savvy home buyers or home buyers with credit issues. A valid investor strategy is to rehab a property and offer purchase options. Market value or higher is often the price one has to pay in order to enter into such option agreements. Therefore, market-value homes are permitted in the "Purchase Options" category.
   
   Note to contractors: Our state-of-the-art SEO triggers impressive search engine results, so your listings reach the general public in addition to our industry niche. Our site is for all contractors, rehabbers and construction specialists.


5. Specific Properties Only in Real Property Categories: All real property categories, which include For Sale by Owner, By Agent or Broker, Purchase Options and For Rent, are for specific properties only. If you wish to place a listing promoting yourself or your company in general, we have appropriate categories for you under Haves & Wants.


6. Owned, Controlled or Exclusively Represented: All properties posted shall be owned, contractually controlled or posted by exclusively authorized representatives.


7. Bogus Property Ads: REI will not tolerate bogus property ads, sometimes referred to as 'marketing' by less than scrupulous 'educators.' Postings deemed as bait and switch, fabrication or marketing of properties, which are neither owned nor controlled by advertiser, will be removed and accounts suspended.
   
   We have appropriate categories under Haves & Wants, which you may use to invite users to get on your VIP or buyers list.


8. Affiliate and/or multi-level marketing is prohibited: All listings, which contain or constitute affiliate marketing, affiliate links, affiliate redirects and/or multi-level marketing or pyramid schemes, will result in removal and/or account suspension. But why, what's the harm? Affiliate and/or multi-level marketing always results in the over-posting of singular products or services, which discourages unique advertisers and tends to annoy users.
   
   Note: We have nothing against affiliate marketing. It's just that affiliate ads can overrun a classifieds site quicker than kudzu in Georgia. If you have a real estate related website, blog or social media group or page, etc, which contains affiliate ads, you are more than welcome to post listings in the appropriate categories, which direct users to your website, blog or page.
